TRIBECA, Kings Cross, London

Work is underway on the final phase of the project known as TRIBECA which will be London’s largest purpose-built life sciences campus located in Kings Cross.

Patrick Ryan Associates have been working as Façade Consultants on RIBA stages 3 & 4 since the autumn of 2022, and have been novated to the main contractor, Ardmore and will be carrying out the RIBA Stage 5 services for plots B & C.

Our team have been working through the technical challenges of the façade design including considerations around a unitised or stick curtain wall, the slab defections, large fins, shadow boxes and measures to prevent efflorescence in the brickwork.

We are also looking at the acoustic requirements of the building façade and meeting the low target U-Values required to achieve a BREEAM outstanding rating.

At Stage 5, PRA will be providing design services including the preparation of construction issue drawings for the brickwork façades, alongside the necessary structural and thermal calculations. PRA will also act as the façade consultant during the construction phase and will be reviewing and commenting on the sub-contractor’s drawings, calculations, datasheets and other technical information.

This development represents a new landmark quarter at the heart of London’s BioTech cluster, featuring 1 million sq ft of high-quality workspace and state of the art laboratories and is set over five mid-rise buildings that predominantly house life sciences labs, residential and retail accommodation.

We continue to enjoy being part of this project, designed to deliver modern, flexible space alongside vibrant restaurants and high-quality public areas.

This development will create a new community, where occupiers and residents can collaborate, innovate, and live in a contemporary, waterside environment.
