The £27 million refurbishment of 68–71 Newman Street is set to transform two outdated office buildings in the heart of Fitzrovia into a best-in-class, ESG-led workplace designed for the future.

Delivered by our client Galliford Try, in partnership with Development Managers V7 and Architects Barr Gazetas, the comprehensive redevelopment includes a two-storey extension, the complete replacement of the building façades, and the creation of seven floors of high-quality Category A office space.

PRA is proud to be supporting the project at RIBA Stage 4, where our façade specialists are reviewing the façade construction details, assessing thermal performance, advising on key technical aspects, and providing recommendations on façade materials to help deliver a high-performing, compliant building envelope.

Our involvement will continue throughout RIBA Stage 5, reviewing drawings, technical submissions, and product data to support build quality, programme certainty, and the successful delivery of the façade design.

Designed to enhance wellbeing and collaboration, the scheme will feature a striking new reception, generous external terraces, a communal rooftop amenity space, and improved cycle parking and end-of-trip facilities.
