Legislation Changes
Following on from the implementation of the Building Safety Act in April 2022 and a number of regulatory changes thereafter, secondary legislation was introduced in August 2023 for those responsible for procurement, designing or constructing higher-risk buildings and brought in major changes to the Building Regulations Part 2A.
This secondary legislation ensured the full force of the Building Safety Act came into effect from 1st October 2023 and outlined client responsibilities in ensuring compliance and competency within a number of duty holder roles including that of Principal Designer.
The Role of Principal Designer
The role of Principal Designer is to plan, monitor and manage the works during the design phase of a building.
Design work must comply with all the relevant requirements of the building regulations, and Principal Designers must cooperate, communicate and coordinate with all involved on a building project.
Our experienced Project Director, John Neale BA (Hons) DipArch ARB RIBA will act as the Principal Designer on the remediation schemes, where PRA are appointed as the lead designer.
As well as being a qualified Architect with over 38 years’ experience, John has also passed the RIBA Principal Designer Accreditation course and is included on the Principal Designer Register, thus bolstering his competence within the PD BSA role.
