Tribeca, London - Façade Design and Consultancy

Patrick Ryan Associates have been working as Façade Consultants at RIBA stages 3 & 4 since the autumn of 2022 on our landmark project, TRIBECA.

In the initial stages, our team worked through the technical challenges of the façade design including considerations around a unitised or stick curtain wall, the slab defections, large fins, shadow boxes and measures to prevent efflorescence in the brickwork.

We also looked at the acoustic requirements of the façades with all of our work designed to meet the low target U-values required to achieve a BREEAM outstanding rating across the development.

As the project progressed into Stage 5, we continued our work on the design of the brickwork facades for plots B & C as well as reviewing the sub-contractor’s drawings for the unitised curtain wall system. We also prepared wind load, structural and thermal calculations.

PRA is now acting as the façade consultant during the Stage 5 construction phase, reviewing, and commenting on the sub-contractor’s drawings, calculations, datasheets, and other technical information. We are also regularly on-site with the delivery team, reviewing various aspects of the façade installation.

TRIBECA represents a new landmark quarter at the heart of London’s Biotech cluster, featuring 1 million sq. ft of high-quality workspace and state of art laboratories and is set over five mid-rise buildings that predominantly house life sciences labs, residential and retail accommodation.

This development will create a new community, where occupiers and residents can collaborate, innovate, and live in a contemporary, waterside development.
