Fire Risk Appraisal of External Walls (FRAEW)

FRAEW is a specialised and structured assessment of the fire safety performance of a building’s external wall system and the attached elements, such as the cladding, insulation and balconies. It follows the requirements and regulations set out in the PAS 9980 document.
The role of the FRAEW at Gateway 2 Application stage
Within the Gateway 2 application, The Building Safety Regulator (BSR) requires a FRAEW following PAS 9980:2022
The BSR expects detailed fire safety evidence of all façade design elements including external wall systems, insulation and cavity barriers and cladding. Without this, the application could be refused and construction work delayed.

Hazard identification – a full review of façade materials, insulation, cavity barriers, and attachments.
Risk evaluation – we assess how likely fire is to spread vertically or horizontally based on construction, fire strategy, and height.
Risk rating & actions – assignment of risk level and recommendation of any remedial or interim measures.
Clear & concise reporting – we provide a full FRAEW report including risk ratings, findings, an executive summary and actionable recommendations.
